Meeting started at 7:30 with 21 people in attendance.

President Sklar welcomed everyone, thanking VP Schutz for setting up the meeting. AHCA had three technical corrections to the AHCA bylaws, which were reviewed in the January meeting and voted out, as well as published in the Association’s newsletter. To comply with the bylaws, a second vote was required.

The technical corrections were seconded and passed unanimously by those in attendance.

Scott thanked Lori Faye and Carolyn Rogus for their service on the Schools Committee and noted the need to a new Chair or CoChairs. If you are interested, RSVP to Lori at lorifaye@gmail.com or Carolyn Rogus at crogus@gmail.com.

Jim Terpstra is stepping down as AHCA historian, and Julie Magnis has agreed to be Chair, with Ann Felkner as Vice Chair. If you are interest in participating in this effort, let Julia know (lmmanis@aol.com). We look to build on the wonderful work done on the 110th anniversary efforts. Scott thanked Jim for his decades of service as historian and stated AHCA woukd issue an honor plaque..

Robie Mook (rmook@mookoffice.com) will be the new lead of the AHCA Noise Committee – if you have any issues, contact him.

Brooke Alexander, Chair of the Tree Canopy & Native Plants Committee noted recent studies detailing the benefits of living around trees to reductions in cardiovascular disease.

Patrick Lueb, Chair of the AHCA Transportation Committee, outlined options for reducing speeding in Ashton Heights. He has a radar gun available for use to document average traffic speeds in any specific area, as the only information we have from the county is three years old. He responded to questions that the County disfavors adding speed bumps as they slow emergency vehicles, and their concern over stop signs is that with too many drivers begin to ignore them.

Finally, AHCA Development Chair Jack Spilsbury (spilsburyj@gmail.com) gave an update on three ongoing projects on 10th Street N, including the destruction of Joyce Motors.

Sklar then welcomed speakers on the new condominium development at the north end of N Oakland ST by Wilson BLVD. Representatives of Sekas Homes detailed their plans for a 4.5 story building with 26 units and 18 parking spaces. They expected approval of the plans in the coming weeks. The old Staples building will remain. The development was originally going to be a hotel and a residential building, built by separate owners. The path forward remains unclear.

The building’s exterior will be glass and rusticated brick, and will include 10 one bedroom condos and 16 two bedroom condos with 18 parking spaces (with some units not being assigned a space). They are expecting late summer early fall final approval, with construction beginning in late summer or early fall 2027. The development will cover 66% of the lot.

The meeting adjourned at 8:58
